What are floorplan services?

Home measurement services are just what they sound like: Based on what you want, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape measure or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and detailed sketch showing the total living area of the home and the overall layout. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service needed?

Disputing property taxes

Property tax records frequently reflect the wrong square footage because the values can come from several sources, and occasionally go unproven — which means you may be taxed for more square footage than you actually have! Unless an appraiser has performed a recent appraisal or measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before attempting to challenge what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling your home

A home floorplan service can secure fair market value for your home. Area is one of the biggest elements potential buyers examine when purchasing a home — but since these values are often estimated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price for your property, but possibly even the amount of interested buyers. The only dependable method of using an accurate GLA when listing your home or property is to refer to a recent appraisal or measurement service completed by an appraiser (after any remodeling that may have affected square footage).

For real estate professionals

To ensure that your client's home sells at a price that properly reflects market value, we advise requesting a home measurement of the property. Clients, and potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tactic for enticing potential buyers since they can review the layout and attributes of the house before and after touring.
